RealEstat.id (Bali) – Nuanu Real Estate and UNIT. have officially unveiled Black Sands Oasis, a residential development embracing the concept of Desert Modernism.
Located within Nuanu Creative City, Black Sands Oasis is just 700 meters from Nyanyi Beach in Tabanan, Bali.
Through Black Sands Oasis, Nuanu Real Estate and UNIT. are introducing a distinctive residential offering while strengthening the connection between architecture, art, and community life within Nuanu Creative City.
The development comprises 111 residential units and Stella Solaris, a unique Observatory Suite, with prices ranging from IDR 2.07 billion to IDR 8.4 billion.
As UNIT.’s flagship development, Black Sands Oasis offers thoughtfully designed living spaces that maximize natural light while maintaining a strong connection with the surrounding landscape.

Desert Modernism
Nuanu Creative City CEO Lev Kroll said Black Sands Oasis brings this vision to life.
According to Kroll, UNIT. introduces a distinctive architectural identity through Desert Modernism, while Stella Solaris strengthens the relationship between art and living spaces, creating a residence within a work of art.
From a developer’s perspective, he noted, what makes this approach particularly compelling is its potential to give a residential neighborhood a distinctive identity.
“We want everyone to discover the many expressions of Nuanu as they explore the city, and we value partners who have a clear vision of the contribution they want to make,” he said.
Kroll added that Black Sands Oasis represents a meaningful addition to the Nuanu Creative City master plan.
“I am particularly impressed by the thought and attention that have gone into designing an experience tailored to the needs of Muslim travelers—an additional element that further enriches Nuanu’s diversity,” he added.

Black Sands Oasis translates the Desert Modernism concept into architecture inspired by Morocco, featuring a sand-inspired color palette, natural materials, and distinctive textured facades.
Terracotta sun screens help regulate the amount of sunlight entering the buildings, while carefully positioned ventilation systems, shading elements, and openings are designed to enhance comfort in Bali’s tropical climate.
Together, these elements create open, naturally lit interiors that remain closely connected to the outdoors.
The development offers 20 studio units, eight penthouses, and 83 villas with one to four bedrooms.
Each villa features a private garden, a private swimming pool, and six-meter-high ceilings, providing generous space and privacy while maintaining a connection to the surrounding landscape.
Within the development, pedestrian pathways, a communal swimming pool, shared courtyards, and a pétanque court provide spaces for recreation and everyday social interaction.

25-Year Warranty
At the launch, Steven Fedos, Founder and CEO of UNIT., explained that by managing construction, production, and operations in-house, the company maintains greater control over project quality and takes direct responsibility for the results.
“From the design stage, we have already considered how each residence will be built, used, and maintained over the long term,” he explained.
Fedos said Black Sands Oasis brings together UNIT.’s full range of expertise in a single development.
“For us, calling it a flagship project means being prepared to stand behind what we build, from structural quality to property management after handover,” he said.
Scheduled for completion in 2028, Black Sands Oasis is offered under a 35-year leasehold arrangement, with an option to extend for an additional 20 years.

“In addition, we are offering a 25-year structural warranty as part of the development package,” Fedos said.
Another distinctive feature of Black Sands Oasis is its planned accommodation management, which places particular emphasis on the needs of Muslim travelers.
“This will be achieved through services aligned with Islamic principles and integrated into the guest experience, responding to growing demand from both domestic and international markets,” he explained.
Meanwhile, Anastasia Sinberg, Director of Nuanu Real Estate, said Nuanu’s vision is to create an exceptional place to live. However, she noted that everyone has a different idea of their ideal lifestyle.
“Our goal is to develop a diverse range of residential projects so that everyone who comes to Nuanu can find the option that best suits their way of living, staying, and enjoying Bali. Black Sands Oasis is an important step toward realizing that vision,” she said.
