RealEstat.id (Jakarta) – One year after reaffirming its vision to build Bali’s most integrated creative ecosystem, Nuanu Creative City continues to show measurable progress across infrastructure, lifestyle destinations, education, and residential development.
Spanning 44 hectares along Bali’s southwest coast, the city is designed as an interconnected neighbourhood where people can live, work, learn, and thrive in harmony with nature. By committing to develop only 30% of the land, Nuanu is shaping a new model for sustainable urban living.

Within this broader city development, Nuanu Real Estate focuses on building the residential layer of the ecosystem. The approach goes beyond delivering housing, ensuring that homes grow alongside the city’s evolving infrastructure, lifestyle destinations, and community spaces.
“Today, people choose where to live not only based on the home itself, but on the environment around it,” said Reyni Wullur, Head of Corporate Communications at Nuanu Real Estate. “As Nuanu evolves, its residential community continues to grow with more projects progress, we expect more than 400 residential and hospitality keys will be ready by 2027.”
Nuanu Real Estate currently includes 12 residential projects and one investment hotel, developed under both freehold and leasehold ownership models.

Several projects are already progressing rapidly. The Collection Vol. 1 and Ecoverse are expected to be fully completed within the first quarter of 2026, while OXO The Pavilions and Flower Estates have officially entered the construction phase following groundbreaking.
One of the newest freehold developments, Flower Estates, features 28 villas inspired by European orangeries and Bali’s tropical landscape.
Starting from IDR 8.4 billion, the project is developed in collaboration with the Nuanu Nature Team, integrating private gardens as a key element of the residential experience.
Other projects include Black Sands Oasis, a leasehold villa and studio development characterised by desert modernism architecture, and The Sense, a community-oriented living concept designed for creators, entrepreneurs, and professionals.
Meanwhile, X Hotel, Nuanu’s first investment hotel project, is set to enter the architectural phase of construction by the end of April, with handover expected in Q1 2027.

Sutala: A New Culinary & Lifestyle Destination
Alongside residential development, Nuanu continues to expand its ecosystem through new districts and initiatives that support everyday living.
One of the key upcoming developments is Sutala, Bali’s new dining and lifestyle district within Nuanu Creative City designed to bring together restaurants, culture, and social life in a walkable environment.
Fransiskus Conrad, Director of Sutala explained, Sutala reflects how the dining industry is evolving. Dining today is no longer just about food, people are choosing places, atmosphere, and community.
“Sutala is designed as a culinary and lifestyle district where dining connects with culture, creativity, and everyday life, with the ambition to become one of Southeast Asia’s leading food destinations,” he said.
Scheduled for soft launch at the end of the year, Sutala is actively inviting the best restaurant brands from Indonesia and leading culinary names from Southeast Asia to join the district.
Spanning approximately 17,000 m², Sutala will house more than 60 curated tenants, bringing together a diverse mix of culinary and lifestyle experiences within one vibrant destination.

Education at the Core: Collaboration with Genius City
Education continues to be a foundational pillar within Nuanu’s integrated ecosystem. ProEd Global School is already part of the development, and Nuanu is now collaborating with Genius Group Limited to establish Genius City, an innovative education platform focused on future-ready learning, entrepreneurship, and cross-disciplinary skills development.
Genius City is designed to bridge academic excellence with real-world application, nurturing creativity, leadership, and problem-solving within an immersive learning environment.
Through this collaboration, the first stage will introduce AI-driven education integrated into the Cambridge curriculum for primary and secondary school students at ProEd Global School.
In the next phase, Genius City will develop an education hub within Nuanu, offering programs for corporate learning, high school students, and lifelong education.

Lev Kroll explained, Nuanu is fascinated with education–and our goal is for every stakeholder to be able to enjoy learning new things here. For visitors and tourists the goal is to be able to learn something amazing with every visit.
“For real estate vertical that means that nuanu is a 44 hectare school–if you live there you and the the kids have access not just to an international school, but to dozens of talented projects passionate to share their particular expertise,” he added.
Learning art from behind the scenes of an actual international art fair and getting to talk with leaders of industry is so much more exciting.
“Art, forestation, 3d-printing, AI – we have to have that for the development of Nuanu and that also the advantage and the synergy for education,” Lev concluded.
