RealEstat.id (Jakarta) – PT Bumi Serpong Damai, Tbk (IDX: BSDE), Indonesia’s largest township developer with its flagship project BSD City, has set a marketing sales target of IDR 10.00 trillion for the 2026 financial year.
The target is broadly in line with its 2025 marketing sales achievement, reflecting a measured and sustainable growth strategy.
Hermawan Wijaya, Director of BSDE, stated: “our 2026 marketing sales target has been set prudently, considering the property industry outlook in 2026 as well as our 2025 performance.”
“Underlying demand fundamentals remain resilient, particularly for township projects such as BSD City and the Greater Jakarta buffer areas,” he added.
2026 Marketing Sales Target Composition
Of the total IDR 10.00 trillion marketing sales target for 2026, the residential segment is projected to be the main driver, contributing IDR 5.00 trillion or 50% of the total target. The commercial segment is expected to contribute IDR 3.50 trillion or 35%, while the remaining IDR 1.50 trillion or 15% will come from other segments.

Residential Segment: Core Growth Pillar
The residential segment will remain the largest contributor, with BSD City as BSDE’s flagship development. BSD City—an approximately 6,000-hectare township developed since 1989—reflects BSDE’s long-standing commitment and reputation as a master developer of integrated townships.
BSD City is targeted at contributing IDR1.60 trillion (16% of the total residential marketing sales target). This is followed by Nava Park and Grand Wisata, which are projected to contribute IDR 1.00 trillion (10%) and IDR 700 billion (7%) respectively of the residential target.
Under this projection, BSD City will remain the largest contributor among BSDE’s residential projects.
Commercial Segment: Optimizing the Township Ecosystem
BSDE targets IDR3.50 trillion in marketing sales from the commercial segment, equivalent to 35% of the total 2026
target.
Commercial areas within BSD City are projected to contribute IDR1.80 trillion or 18% of the 2026 commercial segment target.
Other projected contributors to the commercial segment include a combined portfolio of commercial areas across various townships outside BSD City and Southgate Apartment, which are expected to contribute IDR 950 billion (10%) and IDR 200 billion (2%) respectively of the 2026 commercial segment target.

Other Segment: Strategic Collaborations
BSDE continues to actively pursue strategic partnerships through joint venture (JV) schemes. Ongoing projects include Nava Park, Hiera and The Zora.
In 2026, the others segment is targeted at contributing IDR1.50 trillion, equivalent to 15% of the 2026 total marketing sales target.
With the combined contribution from the three segments, particularly projects within BSD City—the township is projected to account for more than 60% of the overall 2026 marketing sales target, driven by both ongoing product sales and new launches.
Hermawan added: “BSDE continues to enhance BSD City as a high-value integrated township by delivering quality residential and commercial products, while strengthening strategic collaborations with various partners to further position BSD City as a green and modern township.”
In addition, PT Suryamas Dutamakmur Tbk (IDX: SMDM), a subsidiary of BSDE, is projected to contribute approximately 3.5% of the total 2026 marketing sales target. The contribution is expected to come from its three main projects: Rancamaya, Royal Tajur, and Harvest City.

2026 Outlook: Supported by Fiscal and Monetary Policies
Management views the 2026 property sector outlook as remaining conducive, supported by accommodative fiscal and monetary policies.
These include the extension of the 100% VAT incentive (PPNDTP) for ready to use landed houses and apartments priced up to IDR5 billion, as well as Bank Indonesia’s policy to maintain interest rate stability and the relaxation of the loan-to-value (LTV) ratio up to 100%.

The Royal Key program offers a range of attractive incentives, including discounts of up to 26%, down payment subsidies of up to 15%, free BPHTB, waiver of KPA mortgage, administrative fees, furniture vouchers, customer rewards and electronic vouchers for a specified promotional period.
Products offered under the Royal Key 2026 program are available through both hard cash and financing schemes, including KPR/KPA/KPT Express facilities. The program is conducted in collaboration with 22 partner banks.
