NPG Indonesia: Preserving Bali's Nature and Culture is Our Shared Responsibility

NPG Indonesia always prioritizes the principles of sustainability in every housing project they developed.

RealEstat.id (Jakarta) – The massive property development on the Island of the Gods has prompted NPG Indonesia, a Bali-based property developer, to provide its views on the situation.

"Bali has become a hot spot for Indonesian tourism destinations in recent decades, especially after the Covid-19 pandemic, where tourist visits, both local and overseas, have increased sharply," said Evgeny Obolentsev, NPG Indonesia General Manager.

Data taken from the Bali Central Statistics Agency and the Bali Tourism Authority Office released in August 2024, it was recorded that in the first six months of this year, Bali was visited by 2,910,679 overseas tourists, or an increase of 23.59% compared to the same period in 2023.

Meanwhile, the volume of Domestic Visitors in June 2024 was recorded at 898,355 people. This figure continues to exceed the number of domestic visitors in the period from 2020 to 2023.

Until June 2024, foreign tourists from Australia are still the largest in Bali with a percentage of 24.11%. Meanwhile, tourists from India and China showed the highest growth rates.

"And this can be seen from the increasing volume of direct flight services to Bali by several international airlines," said Evgeny Obolentsev.

On June 25, 2024, Etihad Airways launched a direct flight service from Bali to Abu Dhabi for the first time. The new route was warmly welcomed by international tourists. This can be seen from the increase in flight frequency just three months after the first flight to Denpasar.

The demand for travel to Indonesia from Abu Dhabi is also growing rapidly. In April 2025, the Abu Dhabi to Jakarta flight service will increase its flight frequency by operating twice a day.

"This of course provides a tremendous boost to the growth of the property industry in Bali significantly, especially the construction of villas and hotels to accommodate the increase in tourist visits to Bali," he explained.

According to the Central Statistics Agency (BPS) of Bali Province, in April 2024, the Room Occupancy Rate in starred hotels was recorded at 52.71%, or an increase of 13.38% from the same period in 2023 which only reached 44.31%.

Evgeny Obolentsev also explained, the change in interest of tourists to new areas such as Seseh, Kedungu, Cemagi, and Tabanan is one sign of the opening of new opportunities in the property sector to develop.

"An important question that often arises is: how do we respond to the massive development of the property industry in Bali, while still preserving the nature and culture of Bali itself?" he said.

According to Evgeny Obolentsev, the answer to this question is not to reject tourism completely, because tourism has become an inseparable part of Bali.

"What is needed is Equilibrium. How to keep Bali as a tropical paradise for tourists, without sacrificing the nature and culture that have existed for thousands of years," he said.

For that reason, he added, the role of the Government is very important, especially in regulation enforcement on ownership and use of land or rice fields.

"Thus, zoning becomes very crucial so that there is no overlapping of land use which could ultimately harm all parties involved," he said.

Furthermore, Evgeny Obolentsev also highlighted the plan to accelerate infrastructure development in Bali by the Government which according to him also plays a very important role in balancing the surge in tourist visits in recent years.

Mega mass transportation projects, both in the form of MRT and LRT which are planned to be built in Bali, can be one of the government's efforts to reduce congestion which has become a daily sight for the Balinese people, in addition to reducing motor vehicle gas emissions.

"And what is also important is how we as developers can develop properties in harmony with the surrounding nature and Balinese culture itself. Because nature and culture are part of the concept of housing development itself," he explained.

Developing Ecoverse in Line with the Tri Hita Karana Concept

Furthermore, Evgeny Obolentsev explained, NPG Indonesia always prioritizes the principles of sustainability in every housing project they developed.

According to him, NPG Indonesia is a developer company that focuses on real estate development in Bali through the alignment of buildings, facilities, and modern lifestyles with nature and the surrounding environment.

"In building residential projects, we try to maintain the existing green areas and trees as much as possible, so that we can have green areas of up to 50% of the total development. And this is a challenge itself," he said.

The real challenge is how to adjust the building to the surrounding nature. Because that's what makes everyone fell in love with Bali, namely its nature and culture.

"Like Ecoverse, a premium residential project that we are working on with a target completion in the Fourth Quarter of 2025. We always apply several sustainable features such as renewable energy in each unit through the use of solar panels, waste processing systems, osmosis water filters and Rain Water Traps," said Evgeny.

Ecoverse is a residential complex that features 34 apartment units, 16 townhouses with 2-storeys and 3-storeys units that provide extraordinary comfort through high-quality construction facilities and harmony with the surrounding nature.

Not only in harmony with the surrounding nature, it turns out that most of the workers who built the Ecoverse project were also local workers.

For Evgeny, from these local workers, they can learn about local culture and wisdom, especially Tri Hita Karana, the concept of Balinese life that emphasizes the relationship between humans and others, nature, and God, which can foster tolerance and a sense of peace.

"Meanwhile, we can transfer our expertise from Europe in constructing buildings. This is very important for us to create a harmonious balance between tourism growth and the nature and culture of Bali itself," he concluded.
